The Challenges Faced
The refurbishment needed to be designed and conducted inside a live building with occupied floors. The current installation was unreliable and non-compliant, delivering conditioning to floors with an outside air rate lower than required by the BCA. The required mechanical design needed to incorporate existing ductwork layouts on each floor and fit within a centralised Air Handling Room on each level.
The Solution Provided
Incorporating client purchased new cooling towers and chillers, a working chilled water solution was delivered that used new and existing pipework in both the roof plantroom and the pipework dropper to keep costs down for the client. The Air Handling Room on each floor was redesigned to fit new cooling coils and EC plug fans that would achieve the required cooling load on each floor. A dedicated outdoor air preconditioner was purchased and installed in the roof plant room, delivering conditioned air to each air handling room depending on the load and occupancy level. The client was able to stage the new design and install during unoccupied hours such that plant downtime was minimised.
