Hillsong Church Highlands

Project Description
The work for Hillsong Church at Highlands involved Electrical, Mechanical, and later Hydraulic Services designs and documentation for the Hillsong Church Tenancy new build and tenancy fit-out in part of an existing Home Improvements Warehouse at Narang. This involved the Services design works from our initial D&C engagement through to full tender package plus the construction assistance phase.

Electrical Services
The electrical services design works included general lighting, architectural lighting, intelligent lighting control system, exit / emergency lighting, assistance with the procurement of the audio-visual lighting in the Auditorium and other activity Rooms, general power, special purpose power, telecommunications, assistance with the procurement of full audio-visual and IT infrastructure, with coordination and collaboration with the Hillsong Church experts, and assistance on the Security Services.
The electrical services construction works assistance included value engineering works for the lighting and power systems, responses to the site electrical technical queries, review of the electrical shop drawings, and assistance with resolving the site coordination of any electrical issues.

Mechanical Services
The mechanical services design works included comfort air conditioning of Foyers, Lobbies, Offices, Green Room, Guest Lounges, Youth Rooms, Kids Rooms and Café, and specialized air conditioning of Rack Rooms, Guitar Amplification Rooms and an Auditorium. General ventilation of Stores, Toilets, Showers, Cleaners Rooms, and specialized ventilation of a UPS System Room complete with Hydrogen Sensor.
The mechanical services construction works assistance included value engineering works for the MSSB and power supply, responses to the site mechanical technical queries, review of the mechanical shop drawings, and assistance with resolving the site coordination of any mechanical issues.

Hydraulics Services
The hydraulics services design works included a design review of the previously designed BA stage documentation. A full rationalization of the hot water requirements to allow the use of storage type HWU’s instead of instantaneous type HWU’s, thereby greatly reducing the maximum electrical demand.
The hydraulics services construction works assistance included value engineering works for the HWU’s, responses to the site hydraulics technical queries, review of the hydraulics shop drawings, and assistance with resolving the site coordination of any hydraulics issues.

The Challenges Faced
The expectation of the initial agreed D&C documentation became so complex, that it became obvious that a full tender package was required. This was carried out after completion of the D&C package. As more detailed information was fed into the initial D&C documentation to bring it up to the full design tender package, the timing for tender submissions in the short term became critical.
Electrical Services
The challenge was that the limitation or the availability of the existing site power supply was unable to fill the Client’s requirements. To upgrade the power supply incomer would have a major impact on the agreed construction milestones and risk a potential cost impact from the Landlord to the Tenant.
Mechanical Services
The challenge was to provide an energy efficient HVAC system, considering the relatively large number of occupants, and the number (variety) of uses within the Tenancy. The other challenge was the exceptionally low noise levels required for some areas of the Tenancy.
The Solution Provided
Electrical Services
Rationalization of the power loads, reduction of the hot water system power requirements, rearrangement of the power distribution methodology.
Mechanical Services
Provide energy reclaim HVAC units for four large areas. Provide energy efficient split units for the remainder of the areas. Provide a new smoke management system interfaced with the Building smoke management system, in line with the Fire Engineers Report. Rationalize the mechanical loads with the electrical loads, to allow for two new balanced submain supplies to this Tenancy from an existing limited power supply.
